We can provide clients with all of the work stages to achieve a comprehensive design and development solution. However any of the services below can be individually selected to suit specific needs.

Design Stage

Taking client’s instructions and developing a design brief, this stage includes creating preliminary sketch schemes for initial comments.

Further consultation with client and planners to develop the scheme ready for a Planning application. We can also provide computer generated graphics, 3D montages and perspective views of the proposal which can aid the planning process.

In some cases a Pre-application enquiry meeting with a planner can prove a useful step before proceeding to a full application. 

Submission of Planning Applications to include Listed Building Consent where necessary and in some cases subsequent Discharge of Planning Conditions.

Submission of all technical drawings along with building specification and application required for compliance with current Building Regulations requirements.

These drawings can be used to obtain builders quotes.

Progression of the design with input from the client and other design consultants to produce a complete detailed scheme.

Working drawings will consist of plans, elevations and sections, all with specific detailing to enable construction.

Specification

Writing of a specification of works, comprising of detailed information required by a contractor.

Distribution of tender documents (complete set of working drawings and specification of works) to selected contractors.

Once tenders are received this stage include checking/ analysing all tenders and advising the client of tender comparison, negotiating with contractors where necessary.

Construction Stage

Preparing contract documents and acting as the contracts administrator throughout the construction.

Regular site inspections to assess completed work.

Advise the client throughout the construction phase on the buildings progress and issue any required instructions to the contractor.

Periodical inspections of construction works completed and issuing interim payment certificates. Inspection of works when construction is deemed to be complete and issuing Practical Completion certificate.

Post Construction Stage

Inspection of works at the end of the defects liability period (usually 6 months) and instructing contractor to correct any defects. Issuing Making good defects certificate.
