New Build Development – Vicarage Road, Newmarket

Lynwood Associates were instructed in 2017 to provide a proposal for a development of 10 new dwellings on the former Oakfield Surgery site in Newmarket, Suffolk.

The main site constraint that influenced the site layout were several large trees, which had Tree Preservation Orders which have been retained as part of the development. The site is also within the Conservation area of the Town.

After producing several options for discussions, the final design which reached approval from the planners consists of a traditional style gated development of 10 mixed dwellings including 2, 3 & 4 bedroom units. Each unit has their own parking and communal landscaped gardens surround the development.

Given the location within the Newmarket Conservation area and especially the presence of the Grade II Listed Rous Memorial Court opposite the site, the appearance has been carefully designed to be sympathetic to the towns character. Sash timber windows, quality brickwork and slate roof, stone portico entrance porches and stone cills give the development the quality appearance and provides a positive addition to the surrounding area.

The development is due for completion by the developers in Spring 2022.
